Restoration crew member and van at a townhome garage during a water job

What we do

Ashburn Resto handles water damage and the mold that follows it. That means pumping out water, drying walls and floors, checking for mold and putting the room back together. We take calls from homeowners and townhome owners. Associations and small commercial buildings call us too.

We are a service-area business. We do not run a storefront, so there is no walk-in address. You reach us by phone, and the 24-hour emergency line is the fastest way to start.

How the work is done

  1. Inspect. We look at where the water came from, how long it has been there and what it touched.
  2. Document. We take photos and moisture readings before anything is moved, and keep them for your records.
  3. Extract. Pumps and wand tools remove standing water and what soaked into carpet.
  4. Dry. Air movers and dehumidifiers run while we read moisture each day.
  5. Verify. We stop when the structure reads dry against a reference, not when a calendar says so.
  6. Repair. Drywall, trim and flooring go back where they had to come out.

Why Ashburn homes need a specific approach

Finished basements are the first reason. A bedroom or a media room below grade has carpet, drywall and electrical on the wet side of a foundation, and a small leak can touch all of it. The second reason is the ground. Eastern Loudoun has clay soils that move with moisture, and county guidance describes them as shrink-swell soils.

Winter is the third. Pipes in garage ceilings and exterior walls freeze and split on the thaw. HOA townhomes are the fourth, since water in one unit often becomes a problem for the next, and the association has to be part of the plan.

What we promise and what we do not

We do not promise an arrival time, because storms and traffic change it. We tell you what to do while you wait. We do not make coverage promises either. We record moisture readings and photos that homeowners can share with their insurer, and the claim itself is between you and your insurance company.

If something is outside what we do, such as a server room or a roof repair, we say so and point you to the right trade.

What goes into a job file

  • Photos taken before work starts and at each visit.
  • Moisture readings for each point, each day.
  • A list of what was removed and why.
  • The equipment list and how long it ran.
  • A note on the likely cause, so a plumber, roofer or contractor can follow up.
